South Lagoon
South Lagoon is located on the far East of The Beach in an unincorporated area. South Lagoon was developed in the 1970s and benefits from a more planned road network and condos have larger lots. Since the condo lots are bigger, more space between the road (Thomas Drive) and the beach, they can provide better parking and amenities. Traffic is less of an issue since the road is four laned and there are no red lights along South Lagoon. This area is also home to all the current marinas on the beach and plenty of famous restaurants.
East End
Panama City Beach End End is located East of HWY 79. This area is highly developed with high rise condos lining the coast. Since condo development took place along existing roads, the lots can be smaller, and you will find most newer condos have parking garages under the building or across the street. Commercial shopping, bars, and restaurants are built up between the two main thoroughfares of Front Beach Road and HWY 98. This is a high intensity tourist area and most, but not all, of the condos are rented short term and are second homes or investments. Virtually all of the condos here allow short term rentals.
West End
Panama City Beach West End is West of HWY 79 and East of Walton County Line at Lake Powell.
